What Should You Consider Before Replacing a Commercial Steel Door?

Replacing an existing steel door is easier when the opening, hardware and day-to-day use are understood before a new doorset is specified.

Commercial steel doors are often replaced because of corrosion, damage, operational problems, changed security needs or building upgrades. The simplest approach is rarely to copy the old door without reviewing why it is being replaced.

A replacement project is a useful opportunity to check whether the opening, hardware and operational requirements have changed since the original installation.

Start with the opening, not the catalogue

The existing structural opening controls much of the project. Width, height, wall construction, reveal depth, threshold level and surrounding finishes should all be confirmed.

Photographs are useful, but dimensions and construction details are still important — particularly where the old frame will be removed.

Think about how the door is actually used

A plant-room door opened occasionally has different requirements from a service entrance used throughout the day. Consider:

  • Expected opening frequency
  • Whether staff, deliveries or equipment regularly pass through
  • Whether the door needs to stay locked from one side
  • Emergency egress requirements
  • Weather exposure and drainage around the threshold
  • Access-control integration

Review the hardware at the same time

Locks, closers, hinges, panic hardware, handles, door contacts and electronic locking devices affect both operation and security. If the hardware arrangement is changing, it is better to plan that before the replacement doorset is manufactured.

Project tip: Send photographs of both sides of the opening, close-ups of the threshold and frame, plus any available drawings. This often helps identify potential issues earlier.

Do not assume the existing performance is still suitable

Building use can change. So can the risks around the opening. If the project now has a stated fire, flood, security or access-control requirement, the replacement should be reviewed against that current requirement rather than simply matching the old door.

Plan the installation conditions

Operational sites may need restricted working hours, temporary security, coordination with other trades or careful removal around live equipment. These practical details can affect both product selection and installation planning.

What should you send for an initial review?

  • Approximate opening width and height
  • Photos of the door, frame and surrounding wall
  • Inside and outside views
  • Any known fire, flood or security requirements
  • Existing and proposed hardware
  • Project location and required timing

With that information, a project team can usually start identifying the right replacement direction and what still needs to be confirmed.
